Planning a kitchen as part of a home extension
Design the kitchen early. Waiting until the building work is finished usually costs money and compromises the layout.
The kitchen layout should influence the drawings, not follow them. Where the sink, hob and extraction sit determines drainage, ventilation and electrics, all of which are far cheaper to get right at first fix.
Think about how the new space connects to the rest of the house: sightlines from the seating area, where doors swing, and whether the island blocks the route to the garden.
Rooflights and large glazing change how finishes look through the day, and they reduce the wall space available for units — worth planning for early.
